Do This Before Temperatures Drop
- Disconnect garden hoses and cover hose bibs (outdoor faucets).
- Insulate exposed pipes (foam sleeves or fiberglass wrap).
- Shut off and drain irrigation systems; insulate above-ground backflow devices.
- Locate your main water shutoff (and keep a meter key handy).
- Seal drafts to garages/attics; keep indoor temps at least 50–55°F.
- Open kitchen & bath cabinet doors so warm air reaches pipes.
During a Hard Freeze
- Drip interior faucets (especially on exterior walls/long runs). For single-handle faucets, let hot & cold drip.
- Do not rely on outdoor spigots dripping — shut them off and keep them covered.
- Watch for signs of freezing: no water, frost on pipes, odd noises, sewer smells.
- Keep interior doors open; avoid using outdoor hoses.
Rule of thumb: pipes are most at risk around 20°F or lower, especially if uninsulated or exposed. Always follow City/SAWS alerts.
If Your Pipes Freeze
- Leave the affected faucet open to relieve pressure as ice thaws.
- Gently warm the area (indoor heat, safe space heaters — no open flames).
- If you suspect a break, go to main shutoff and cut water to the home.
- Call a licensed plumber for safe thawing and repairs.
If a Pipe Bursts
- Shut off water immediately at the main.
- Document damage with photos; start cleanup to prevent mold; mind electrical safety.
- Contact a licensed plumber and your insurer.
Always follow official City/SAWS safety guidance and emergency notices.

Freezing Pipes FAQ (San Antonio)
When do pipes freeze here?
Risk rises during a hard freeze (around 20°F or lower) and when cold persists for several hours. Insulation, pipe location, and wind exposure matter. Monitor City/SAWS alerts ahead of each front.
Should I drip faucets?
Yes — indoor faucets on exterior walls/long runs. For single-handle faucets, let both hot & cold trickle. Keep outdoor hose bibs off and covered.
How do I protect my irrigation/backflow device?
Turn irrigation off at the shutoff valve, drain lines, and insulate above-ground backflow preventers. Cover in-ground valve boxes or pack with rags to reduce heat loss.
Where’s my main water shutoff?
Most homes have a shutoff near the meter or a homeowner valve. SAWS “Be Ready” explains turning water off and preparing supplies.
